“Time flies” and “good things come to those who wait” are both valid expressions, especially as they relate to the 69-acre revitalization of Regent Park. Watching this revitalization from the start, it is hard to believe that we are now approaching the end of Phase 3 which was marked by the launch of Daniels on Parliament. Located at 365 Parliament street at the coveted corner of Parliament and Gerrard, Daniels on Parliament initially launched the North tower in November of 2022.
Daniels on Parliament South Tower, which is taller of the two and contains more units, is expected to launch for sale in the Spring/Summer of 2023. Once the sales program is complete for the Daniels on Parliament North and South buildings, with great sadness we will have to acknowledge that The Daniels Corporation’s run in spearheading the greatest revitalization of a city core in North America will be completed.
Many people don’t realize that The Daniels Corporation still has one more ace up its sleeve – a parcel of land that has been occupied by the neighbourhood pre-construction sales office at 500 Dundas street East. This is going to be a site for one last condominium by Daniels in Regent Park. Don’t hold your breath though because this project is not likely to come any time soon.
Phase 4 and Phase 5 of the Regent Park Revitalization are now firmly in the hands of Tridel Builders Inc. It is still unclear when Tridel will kick off its first Phase 4 project in the neighbourhood. Phase 4 and Phase 5 are currently undergoing a rezoning application in an effort to further increase density. For those of you that like facts and stats, the Regent Park revitalization has introduced 12 condo projects bringing 2,914 units and 6 townhome projects totaling 149 units to the area over the past 17 years. This adds up to a total of 3,063 market homes. According to Toronto Community Housing, as of March 2020, 1,263 brand new subsidized housing units have been completed (https://www.torontohousing.ca/regentpark). The neighbourhood also benefitted from completions of a new park, aquatic centre, community centre, community cultural hub, athletic grounds, retirement residence, youth centre and more.

Artworks and Artsy deserve a special mention since both of these projects are currently undergoing completions. As you read this, PDI’s are being actively conducted and new units will continue to be handed over to excited purchasers all the way until spring. Currently, Daniels is anticipating that Artworks and Artsy will register and officially close by summer 2023. Many local residents already love the look and feel of the new building. The pre-cast brick cladding throughout the entire tower adds a dose of character to the neighbourhood and the rich amenity program is definitely something to talk about. In addition, thousands of square feet of 2nd floor and ground floor retail promise to diversify the streetscape and expand the retail component even further (You can review the current retail & commercial tenants in Regent Park here). Lastly, completion of Artworks and Artsy will allow the Living Lane to take shape. This is a unique pedestrian walkway featuring distinct design elements such as catenary lights, tree clusters, permeable paving, seating areas and bespoke bike racks. Living Lane connects DuEast, DuEast Boutique, Artsy and Artworks as it stretches from Sumach Street to River Street and is set to light up the streetscape.
There is no doubt that 2023 promises to bring exciting new additions to Regent Park that will further cement its status as an attractive & thriving downtown Toronto neighbourhood.
